Phase Two

We have been trying to sell our home since 2007. We all know the economy, especially the housing market, is crap. Our retirement plans have been on hold because of our non-ability to unload this place. We chose to "Sell By Owner" due to the higher cost of realtor fees. Now it is time to suck it up and get the H-- out of Dodge.

So who do you turn to first when you have a problem? Family, of course. Our daughter, Christine, is a real estate agent here in Maryland. She gave us a great deal and, last night, we listed it with her and her company, Keller-Williams. Hopefully, this will move the situation along so we can get on with our second life instead of being here in purgatory. We'll keep ya'll updated.

There I found some suggestions for selling your house, and I am going to state them, some in the form of questions:
1) Do your house has (as of now) curb appeal? Drive-by your neighborhood and find out...
2) In the house's inside, do you have pale-neutral-confortable colors?
3) Do your house look spatious for showing? If not, putting some things in storage will help.
4) Remember to never be at home when potential buyers come with the realtor...
5) When the house "for sale" sign was posted, did you see the realtor/listing company website? have they made a "virtual tour" of your house already?
6) The real estate agent, when potential buyers come to the house, give 'em a package with the house floor plan and some photographs, from the outside and the inside, of it (the house)...Also, put in the package a guide to Perry Hall's amenities, discount coupons, listings (if you can find them at the Chamber of Commerce or an area realtor (I saw that your daughter is from Millersville)...
7) When listing, remember to have the house exterior photo...UP TO DATE! ...Do not show a winter or fall photo, now that is spring...
8) To make the house look newer, you can install new door knobs..new handles to cabinets/drawers...New fawcetts in the bathrooms...

P.D. You can consider alternatives such as some seller financing (kinda take a second mortgage), or help the buyer with the down payment(see "house down payment assistance" in a search engine)...
